The project.
A wine-country estate on a full-acre lot in Woodinville, with mature landscaping, a pool house, and a long gated driveway. The previous owner had installed contractor-grade floodlights that were harsh, visible from the road, and illuminated more of the neighbor's property than their own. The new owners wanted a complete redo with no visible fixtures.
Challenge
The problem to solve.
The property had no existing low-voltage infrastructure — everything had been line-voltage floodlights on switch loops. The new system needed 27 fixtures across five distinct zones (driveway, entry, pool, garden, and perimeter), all running from a single transformer to minimize trenching. The homeowners also wanted the system to be future-proof for planned landscape additions.
Approach
How we solved it.
We installed a 600W transformer in the garage with five dedicated circuits, each running through independent conduit to each zone. The driveway received fence-line path lighting every 12 feet on alternating sides. The entry features a grand doorway wash from concealed eave fixtures. The pool area got perimeter uplighting on existing specimen trees, with the pool light itself providing the primary ambient glow. The garden zone used low-profile path lights that double as bed edge markers. The perimeter was marked with soft in-ground uplights on 15-foot centers, angled inward to avoid light trespass.
Result
The outcome.
The estate reads as a single, cohesive landscape at night. No fixture is visible from any vantage point inside the property. The neighbors reported a dramatic improvement — the previous floodlights are gone, and the new system creates a soft glow that stays entirely within the property line.
