A landscape lighting maintenance plan is what keeps a beautifully installed system from slowly drifting into a dim, unevenly aimed mess. Bulbs burn out, connectors corrode in our wet winters, and trees grow enough in a season to throw off an uplight's angle. Regular seasonal visits catch all of it before you notice from the driveway.
This is also the same recurring-revenue relationship we build with our own web design clients — the work doesn't stop at launch, and neither does ours.
What's Included
Two visits a year, built around Seattle's seasons.
Bulb & LED module swaps
Burned-out and dimming bulbs are replaced during each visit, so nothing goes dark unnoticed.
Lens & fixture cleaning
Moss, mineral buildup, and grime are cleaned off lenses, which restores brightness more than a new bulb often does.
Re-aiming as landscaping grows
Uplights and accents get re-aimed as trees fill in and shrubs are trimmed back.
Timer, photocell & transformer check
We confirm your system is turning on and off correctly as daylight hours shift through the year.

Two seasonal visits a year covering bulb and LED module replacement, lens cleaning, fixture re-aiming as trees and shrubs grow, transformer and timer checks, and a look at any wiring exposed by yard work or erosion.
Twice a year for most homes: once in spring as everything leafs out and shifts sightlines, and once in fall ahead of the shorter, wetter days. Larger or more complex systems can be scheduled quarterly.
Yes. We service low-voltage systems regardless of who installed them, as long as the fixtures and transformer are in reasonable condition. We'll flag anything that needs replacing rather than patching it repeatedly.
Routine bulb and LED module swaps are included. Fixture replacements due to failure are covered if the fixture is still under its 5-year warranty; otherwise we quote the replacement before doing any work.
Plans run month-to-month after the first year. You can cancel anytime with 30 days' notice — we don't lock homeowners into long contracts.
