Installation

Low-voltage landscape lighting installation, done once, done right.

Low-voltage landscape lighting installation is the part homeowners actually see: wiring buried clean, fixtures mounted level, and a system that gets aimed and focused on site after dark, not guessed at during the day. We install every fixture in a plan we either designed or reviewed, so nothing gets improvised.

Every install is licensed and insured, backed by a 5-year fixture warranty, and finished with an after-dark walk-through so you can request adjustments before we pack up.

What's Included

Every install includes the same standard, regardless of property size.

Buried, code-compliant wiring

12-volt cable run and buried along beds and hardscape edges, with a properly sized transformer.

Fixture mounting & aiming

Every fixture is mounted, then aimed and focused after dark, when we can actually see the effect.

Timer & photocell setup

Your system is programmed to come on at dusk and off on a schedule you control, no manual switching.

5-year fixture warranty

Defects and failures under normal use are replaced at no cost for five years from install.

Common Questions

Installation, answered.

We run 12-volt wiring from a transformer to each fixture, burying cable below the surface, mounting and aiming every fixture, and testing the whole system after dark so we can fine-tune beam angles before we leave.

Low-voltage (12V) systems run at a fraction of household current and are generally exempt from electrical permits in Washington, though the transformer's line-voltage connection still needs to meet code. We cover the specifics in our guide on landscape lighting permits in Washington.

Most single-family homes take one to two days from the first trench to the final aim-and-focus walk-through at dusk. Larger properties or multi-zone systems can take three to four days.

No. Wiring is buried below the surface along planting beds and hardscape edges, and any exposed runs near the transformer are secured and hidden behind landscaping wherever possible.

Every fixture we install carries a 5-year warranty. If something fails outside of normal wear, we replace it. Ongoing seasonal upkeep, like bulb swaps and re-aiming, is handled through our maintenance plans.

Before and after installation

Every install starts with a lighting design — either one of ours or one you bring us. After install, an annual maintenance plan keeps bulbs fresh and fixtures aimed correctly as trees and shrubs grow in. See real fixture counts and install notes on our project portfolio, or check how long a typical system lasts in our guide to LED landscape light lifespan.

We install across the entire Eastside service area, from Kirkland to Mercer Island.
